Coburg Crescent Carpark update (Capital Works)

You may have noticed the closure of the Coburg Crescent carpark for use by the Lambeth Capital Works team for contractor site welfare facilitates.

Durkan (external contractor) has been told by Lambeth to use the estate residents car park for a site office and staff facilities for the trial contract work they are undertaking for Lambeth. The work itself is not on the Palace Road Estate – It is on Leigham Court Estate. The Capital Works Team are currently undertaking improvements to resident’s dwellings by renewing their kitchen and bathrooms. They anticipate the completion of these improvements by the end of February 2025.

PRERA was not in a position to refuse this decision, but we did flag that Lambeth Capital Works tend to use Palace Road Estate and once they leave that all the damage they cause ie. damaged bollards, damaged grass and potholes etc are not repaired before they leave the estate, which leave residents upset, and the cost in resolving issues at a later date is then passed onto service charge paying residents.

It was agreed with PRERA that:

  • Coburg Crescent Residents will be notified of the proposed dates, duration and usage of the carpark (via a letter).
  • The contractor would carryout a photographic site survey of the site so as to made good any damages to the carpark area , once site facilities are removed.
  • The contractor as a goodwill gesture will provide several planters to be positioned in and around the Palace Road Estate free of charge for the inconvenience caused to residents.
