Estate works, repairs and maintenance update (Jul-Oct ’25)

An update on small estate works, repairs and maintenance from the last few months…

New bollards on Coburg Crescent (Despard House bins)

Two bollards were installed on the pavement on Coburg Crescent next to Despard House in September. These were requested a few months ago to prevent parked cars from blocking the bin crews access to empty the Depsard House platform bins. The missed collections had been causing lots of issues including overflowing bins and smell issues.

Weeding of hard surfaces

Serco attended the Palace Road Estate on Wednesday 8th October 2025 to Friday 10th October to ‘weed’ hard surfaces using a strimmer. This is part of Serco’s external maintenance and cleansing contract with Lambeth, and was the last of 3 attendances for 2025 that should keep the estate tidy until spring next year (previously 28th/29th April and the 18th/21st of July 2025).

Grass verges outside the HIVE on Palace Road

These two grass verges on Palace Road outside the HIVE Cafe have been missed on the most recent grass cutting. PRERA flagged the query to Lambeth and they have now been placed back onto the Parks Teams grass cutting schedules (after apparently being removed during the Coburg Crescent Learning and Disability Centres construction works and never added back).

Tree works orders

Trees works due this spring on Bushell Close and alongside the South Circular are currently still outstanding due to a backlog of overdue work.

Wates vans driving on grass in the middle of estate

A complaint has been put into Lambeth and Wates regarding Wates vans driving onto the grass in the middle of the estate. This practice is dangerous, causes damage, and sets a really bad precedent. The wooden bollards along the service road should not be removed to gain access either.

UKPN

UK Power Networks were chased again in September and October regarding the outstanding works on Coburg Crescent, and the snagging list of damage caused by UKPN works that is still waiting to be fixed. One outstanding property between 60-65 should of been connected on the 19th of June 2025. Two outstanding properties between 110-115 we believe are still outstanding which is holding up works. We are chasing on what can be done if those properties do not repsond.

Palace Court Fence

The boundary fence between Place Court and PRE was fixed promptly by the freeholders of Palace Court and damage caused by Storm Amy in September. We believe/hope that the cost for the repairs will not be charged back to service charge paying residents of PRE.
