Lambeth hosted an estate walkabout on Wednesday 4th June 2025. The purpose of the walkabout was to discuss issues across the estate, such as external and internal cleaning (including weeding and bins), communal maintenance, anti-social behaviour, and external contractor works.
Housing Officer for Estates (Rhys and Sidique), and representatives from Lambeth Community Works (communal repairs), Serco (external cleaning and bins) and Pinnacle (internal cleaning) attended. PRERA committee resident volunteers were also in attendance with a collated list of issues raised by residents. The walkabout lasted 2 hours and was much more constructive and productive than the one last Autumn.
Overview:
- Inconsistent litter picking was highlighted as an ongoing issue. PRERA agreed to supply Serco with a littering picking map showing area for twice weekly and areas for once weekly litter picking attendance. We also highlighted that there are currently areas of the estate that don’t get regular/any litter picking attendance – the green in the middle of the estate, the verge down to the South Circular, and the back of Bushell Close (currently being litter picked by resident volunteers). We also highlighted practice of extensively litter picking the bins but leaving the rubbish strewn across the grass verges directly adjacent to the bins.
- Serco and a PRERA representative to accompany the Coburg Crescent street bin collection crew next week to understand the access issues they have reported, and suggest bollard placement to prevent parked cars blocking service road access.
- Access issues to Despard House platform bins was discussed and it was agreed that x2 metal bollards would be installed on Coburg Crescent pavement to stop cars parking across the drop kerb access. Our Lambeth Housing Officer (Estates) will raise a works order with Community Works. Additionally the requested second weekly refuse collection for Despard House has been approved by Lambeth and Serco, which will bring the schedule of those bins line with all the other block bins on the estate.
- Weeding of hard surfaces (of total lack of weeding) was discussed with Serco. They acknowledge there has been major issues and we have been promised a schedule for the rest of 2025, which we are currently chasing!
- Blocked walkway drains highlighted again as on ongoing issue leading to more expensive building damage and damp inside properties. There was discussion regarding ensuring they are cleaned out each winter to prevent blockage that lead to leaks. Our Lambeth Housing Officer (Estates) will pick this up and speak to ‘Peter’.
- Residents concerns about ASB especially extreme noise from all night parties from a property on Coburg Crescent was raised, including residents issues in getting through to the noise complaints team on the phone. Many residents reported the line being closed when it is advertised as open.
- The issues with the platform door to Baly House and state the stairwell have been left in recently was raised. Our Lambeth Housing Officer (Estates) will raise a works order with Community Works to repair the door ASAP. Pinnacle also agreed to keep an extra eye on that location are report concerns to Lambeth.
