Estate works, repairs and maintenance update (June ’25)

An update on small estate works, repairs and maintenance from this month…

UK Power networks

The chasing of UKPN’s snagging issues and slow progress continues. Fencing and rubbish was finally removed from opposite 60-65 and next to 23 Coburg Crescent last week after again chasing UKPN and Falco.

We have been told x2 properties only have outstanding access issues for the properties completed so far. The number of these have been passed to our Neighbourhood Housing Officer at Lambeth to help resolve.

Numbers 10-54 Coburg Crescent are now waiting for their works to be completed.

Falling tree limbs

A couple of branches fell on the estate during the hot weather. No one was hurt and the branches were removed on the same day/the next day. The tree team will also visit site to survey the trees affected.

This is a phenomenon known as sudden limb failure, sudden limb drop or summer branch drop; mature and seemingly healthy trees suddenly losing branches in summer weather. Why this happens is a bit of a mystery, and there’s no scientific consensus. Suggestions range from unusually warm evenings to cold snaps, fungal disease, and insect damage made worse by rising temperatures. The most likely explanation is that sudden limb drop stems from a a ‘perfect storm’ of circumstances: trees teetering on the edge of unhealthy, alongside conditions like extreme heat that push those trees to a breaking point.

Planned Tree works

The tree works on Bushell Close are currently booked in for late June/early July. ‘No Parking’ signs will go up ahead of the works, to facilitate access under the canopies where required.

Grass next to the Coburg Crescent Learning and Disability Resource Centre

PRERA have flagged this little patch of grass (highlighted red on the birds eye view plan) to Lambeth Landscapes as under their remit (not Flora-Tec who has the maintenance contract for the areas in purple and the private gardens of the Coburg Crescent Learning and Disability Resource Centre). That patch has since been cut.

Despard House platform cleaning

The spilt white paint has been cleaned from the paving by Serco and it looks much better!

Coburg Crescent speed bump

The damaged speed bump on Coburg Crescent next to Despard House has been reported to Lambeth.

Van crash

On Friday the 6th June a van crashed through the fence of Palace Road Estate from the South Circular A205. The police attended and the van was removed the same day. Regarding who foots the bill to repair the railings along the estate boundary, PRERA have sent an email to our Neighbourhood Housing Officer regarding the repairs and insurance, and have provided them with the registration of the van for claiming (HN23 VVS). The van was a DX Parcels and Solutions van and the company should have insurance to cover the damages their employee is responsible for.
